Old Vinyl Factory completes new phase

Residential developer HUB and specialist sustainable and impact investor Bridges Fund Management have completed the Material Store, a private rental scheme (PRS) at The Old Vinyl Factory in Hayes, which began construction in 2014.

Providing 189 homes for rent, including 26 'triplex' apartments - bedrooms and living space over three separate floors, a first for the UK PRS sector - it will be owned and managed by PRS specialist Fizzy Living.

Designed by Newground Architects, the development also includes communal amenity spaces featuring a shared podium garden, rooftop terrace, resident party room and children’s playground. Residents will benefit from a concierge service and onsite maintenance crew.

Located a short walk from the new Hayes & Harlington Elizabeth line station, which will provide 20-minute journeys into central London, the development forms part of the wider £250 million, 6.88-ha Old Vinyl Factory regeneration scheme.

The Old Vinyl Factory is also home to HUB and Bridge’s The Boiler House scheme, which completed last month. The Boiler House is a 54-home cross-laminated timber building, designed by architecture practice Studio Egret West, providing the first for-sale homes at the development.

Once completed, the Old Vinyl Factory will include up to 642 homes and 51,097sq m of commercial space, leisure facilities and extensive public spaces.
